Davao Condominium Savings

Saving energy in your condominium is easy when you know how. To help you out, just follow these simple tips and you will enjoy great savings on your energy bill. We personally tried these tips on our recently bought Davao condominium for sale. Practice these tips now.

SAVE ON HOT WATER

Hot water systems are accounted for around seventeen percent of a home's energy use. This may include hot showers and electric kettles. Whenever possible, use cold water instead of hot water. You may start boiling water using the stove and regular kettle rather than electric ones. Washing your clothes with cold water is also a good place to start.

The average showerhead uses at least 10 liters of water per minute. Truly that's a lot! Install a low-flow shower head to greatly reduce the water flow. You may also want to use shower timers.

SAVE ON REFRIGERATION

Refrigerators typically account for thirteen percent of a home's energy use. You should make sure that yours isn't using any unnecessary energy by setting the temperature correctly.
  • 4 degrees Celsius for refrigerators
  • -15 degrees for freezers

These settings will ensure safe storage of food and minimal energy use. If you are using the old model, better replace it with the new ones. New models have higher energy efficiency than the old.

SAVE ON STANDBY POWER

Appliances on standby account for around ten percent of a home's electricity usage. That can cause you a lot on wasted energy! The easiest way to save energy is by practicing unplugging appliances off the wall socket when not in-use. You can also enable energy-saving features on your computer and unplug it after using. Practice switching the lights off every time you leave a room is also a good place to start saving.

SAVE ON COOLING

Cooling typically accounts for around sixteen percent of a household’s energy usage. Ensure that the seals on your windows and door joins to make sure that cold air are not escaping. If there are gaps, visit the nearest hardware stores and ask about materials that will improve the sealing.

Only use air conditioners when needed. Air conditioners are not the only way to keep your house cool. You can also use electric fans and cross ventilations. Open your windows so that the air can flow naturally. You may also want to use external shading.

Practice these tips and enjoy a lot on SAVINGS! Our Davao condominium bill is already enjoying these cuts!

Buying Davao Condominium Made easy

Buying a Davao condominium may be stressing for everyone. You have a lot to consider, a lot to think of, and a lot to understand. But today, we will make Davao condominium buying so easy just like 1-2-3 and A-B-C.

First, decide what type of condominium do you want – high-rise (very tall or having many floors or stories, mostly luxurious), low-rise (few floors typically about 4 to 6 stories) or townhome. These are great options.

Secondly, where do you want to live? Do you want it near your workplace, near the beach, near the market, near to nature, or somewhere else?

After you answer these two, you can now look at the finer details.

1. Find out what the condo rules are. Are pets allowed? Are used for personal outdoor barbecues prohibited? Know the rules and regulations. They are your map.

2 .Check out storage space. Is it available to be used by everyone? Or there are only limited unit owners that have accessed on it?

3. Check the parking. Is there an additional cost? How about the visitor parking? Is this available? Is it a first-come-first-served basis?

4. Check the security. Does the development have working CCTVs and not just dummy cameras? Are there guards rolling 24/7?

5. Investigate the management of the building. Is it operated by a professional management company, a resident manager, or it is self-managed? The best way to find out is to attend the home owner’s association meetings.

6. Noise is also a concern. Consider street and neighborhood noise. Observe how well the walls, floors, and windows are insulated.

7. Check the design and layout of the actual unit. They are so important. Also, ask about the restrictions on structural changes. Are you allowed to alter the design or layout?

8. Financial considerations are very important in buying Davao condominium. Maintenance fees are always part of condo purchase but it varies greatly depending on the type amenities the condo came to offer. These may include, swimming pool, fitness gym, spa and party rooms among others.

It is obvious that there are a lot of things to consider, questions to answer in buying Davao condos and these can be stressful. But you can be rest assured that knowing once you do you never had to worry about taking care of the front yard or replacing those broken windows.

Five Perfect Situations that buying a Condominium is best for you.

Living in a condo unit in Manila, or anywhere else in the Philippines has a number of benefits. It is not just for adults or young professionals but also for all people of all stages in life. There are many condominium buildings being built in prime locations and in tourist spots in the country. In Manila alone, there are about hundreds of developments ranging for the traditional condo to the luxurious one. Because of this rise in developments, we can say that this is an excellent time to think about living in a condo.

Condo living might be right or perfect for you if you are in these five situations.

1 You are a new or first-time home-buyer.

Buying your first home can be daunting. It is a hard-fought battle. There’s a lot to consider, thinking of and involved in owning a home. It can be overwhelming if you have never been in this situation and the truth is, you never been here before.

I wrote tips for first-time condo buyers. You can read it here.

This is where condominium living can save you.  It can make your life easier if you choose a condo as your first home, just like what my sister did at Suntrust Condominium in Baguio City.

2 The kids have moved out

If you bought a big house and your kids are now on their own, move out, pursuing their careers, it may feel that there’s a whole lot of empty space and rooms you don’t just need. This is a perfect opportunity, excellent situation for you to consider condo living, which may be more suited for you and your spouse.

3 You want to make the transition from renting to buying without the hassle of maintaining the property

You are tired of renting and now you have the amount needed to buy a home but you don’t want to be hassled in maintaining the property, then condominium is right for you. With condo living, you will not be hassled in washing the outside windows, taking care of the lawn, cleaning the eaves troughs, which you may not know how to do. These chores take a lot of time and effort but with condo living you won’t have to worry about this. Maintenance personnel is there to do the job.

4 There is only one or two of you in your household

Condos are ideal for one or two-person households. You might be too busy to take care of a big home or it might just feel too empty. Living in a condo will feel like just the right size for you. Most condo developments nowadays have studio units that are perfect for one to two occupants. They are much affordable for a single like you.

5 You travel frequently

If you are traveling frequently, condominiums will best suit you. You don’t need to deal with headaches anymore arranging for people to take care of your home and yard while you are on the fly.  Condo living allows you to simply lock the door and walk away. You can also be of comfort because you know that your home will be secure and safe while you travel.

If you fall on any of these situations, condo living is right for you.
